Buy a flat or villa
Foreigners can buy residential property in Fethiye. The sale is completed at the Land Registry Office (Tapu Müdürlüğü), where the title deed (tapu) is transferred to you on the spot.
Step by step
- Get a Turkish tax number (free, at the tax office) and open a Turkish bank account.
- Check the property: the title deed, that there are no debts or mortgages on it, and for finished buildings the occupancy permit (iskân). An independent lawyer is strongly recommended.
- Order the official valuation report from a licensed appraiser – it is mandatory for foreign buyers.
- Book the transfer appointment at the Land Registry (online via Web Tapu or through the agent) and pay the title deed fee and service fees before the appointment.
- Sign at the Land Registry; if you do not speak Turkish, a sworn translator must be present. The new tapu is issued the same day.
- Take out compulsory earthquake insurance (DASK) and transfer the electricity and water subscriptions to your name.

Good to know
- Never pay a large deposit before the title deed and debts have been checked.
- Some areas (for example near military zones) are closed to foreign buyers; the Land Registry checks this before the sale.
- The title deed fee is usually split between buyer and seller – agree on this in writing.
